Mueller is the master-planned community built on the old Mueller Municipal Airport site, with construction beginning in the early 2000s and ongoing. The new home stock means termite pressure is minimal — but the community design includes substantial retention ponds, greenways, and water features that create unusually high mosquito pressure for an Austin neighborhood.
The mixed-use design also means significant commercial pest concerns adjacent to residential — restaurants, medical facilities, schools, and offices all in close proximity. The residential pest profile is otherwise standard new-construction central Austin.
What good service looks like
Mosquito control is the headline residential service in Mueller. Monthly during active season with both barrier spray and larvicide treatment of any standing water on the property. Termite inspection is lower-value than in older neighborhoods but still worth annual review. General pest quarterly is the standard package.
